The financing for NOVEL Arlington reflects a sophisticated international capital structure, underscoring the attractiveness of the Mid-Atlantic real estate market to global investors. Equity funding was provided by Shimizu Realty Development and Mitsubishi Estate New York, while Sumitomo Mitsui Trust Bank facilitated the construction financing. This transaction highlights a recurring relationship for Crescent Communities, as Sumitomo Mitsui recently provided backing for another NOVEL-branded project near Charlotte, North Carolina, which debuted earlier this year.

Strategic Site Selection and Regional Connectivity

The development is located at 2480 S. Glebe Road, a prime position along the Interstate 395 Express Lanes that offers efficient transit options for commuters. The five-building complex will rise on a site roughly 3 miles from the Arlington city center and 6 miles from downtown Washington, D.C. By placing the project within a mile of the Army Navy Country Club and established residential zones, the developers are targeting a demographic that seeks a balance between suburban space and immediate access to the District’s urban core.

Diverse Housing Stock and Architectural Design

NOVEL Arlington is designed to offer a variety of living arrangements, featuring a mix of 493 apartments and 37 townhomes. The architectural plans, led by Hord Coplan Macht and landscape architects at LandDesign, call for structures ranging from four to eight stories. The unit mix includes everything from efficient studios to spacious three-bedroom floorplans, catering to a wide range of tenants from single professionals to larger households. John Moriarty & Associates has been tapped as the general contractor to execute the multi-building vision.
