Financing a Multibillion Dollar Urban Transformation
The development team has outlined a complex capital stack for the $755.7 million first phase. Financing includes a proposed $223.7 million inducement approved by the Development Authority of Fulton County, alongside conventional institutional loans and bond issuances. In a notable departure from traditional real estate finance, Webstar plans to utilize its "Torch RWA" platform to facilitate a regulated digital asset component. This blockchain based initiative is designed to allow broader participation in the project’s future income, with a portion of token proceeds intended to subsidize HOA fees for condo owners.
Phase I: Luxury Residential and Hospitality Hub
The initial phase of Forge Atlanta is centered on the intersection of Ted Turner Drive Southwest and Whitehall Street Southwest. Plans call for 600 luxury condominiums with price points ranging from $750,000 to $2.4 million. Accompanying the residential component is a 300 room full service hotel and over 60,000 square feet of retail and entertainment space. Groundbreaking for this inaugural stage is currently targeted for mid 2026, with residential presales expected to open earlier that same year.
Strategic Integration of Tech and Data Infrastructure
A distinguishing factor of Forge Atlanta is its planned 200,000 square foot data center and 600,000 square feet of office and flex space. This integration positions the development not just as a residential destination but as a critical piece of the city's technological ecosystem. By combining high density housing with digital infrastructure, the project aims to attract a workforce centered on the creative and tech economies. The long term vision includes more than 2,300 residences across five towers, creating a self sustaining urban district.
