Significant Self-Storage Transactions and Market Entry

Coro Realty’s recent acquisition spree includes the $16.8 million purchase of a brand-new 837-unit facility at 1150 Terrell Mill Road in Cobb County. Delivered in late 2025 by Shamrock Building Systems, the climate-controlled asset represents a prime Class A-plus investment in the East Cobb submarket. Additionally, the firm secured a 551-unit facility in Tucker for $15.6 million from an entity tied to Roberts Commercial.

A third property, a 715-unit facility in Sandy Springs, was also part of the deal for an undisclosed sum. All three locations will continue to operate under the Space Shop Self Storage brand. Coro Executive Vice President Ansley Nixon noted that the focus remains on assets where the company can leverage its operational platform to drive lease-up and optimize performance in high-growth corridors.

Industrial and Logistics Sector Movements

The Atlanta industrial landscape saw further consolidation as Miami-based COFE Properties invested $14.5 million in two Norcross-area buildings totaling over 112,000 square feet. This move by a Florida-based investor highlights the continued appeal of Gwinnett County’s light industrial and shallow-bay warehouse spaces, which remain in high demand for last-mile logistics.

Strategic acquisitions in the deeper logistics sector were also notable. New York-based BGO acquired a 723,000-square-foot logistics facility in Jackson, part of the massive River Park complex, and a former data center in Lithia Springs. BGO plans to convert the latter into a light industrial project, signaling a trend of repurposing specialized infrastructure into more flexible logistics space to meet the evolving needs of e-commerce and supply chain tenants.
