Strategic Development in an Opportunity Zone

Wood Partners and Clarion Partners have initiated construction on Alta Metro Center, a project scheduled for delivery in the first quarter of 2028. By utilizing an Opportunity Zone designation, the venture capitalizes on federal tax incentives designed to spur long-term investment in specific economic areas. The development will consist of four distinct four-story buildings, offering a comprehensive mix of one-, two-, and three-bedroom floorplans. This move reinforces the partners' commitment to the Colorado market, despite broader regional shifts in supply and demand.

Integration with the Metro Center Master Plan

Alta Metro Center is designed as a core component of the larger Metro Center master-planned development. This district is envisioned as a highly walkable, mixed-use environment that integrates residential living with retail, civic services, and transit access. The community's location—just blocks from a light rail station—provides residents with direct connectivity to the wider Denver metropolitan area. The architectural program also emphasizes the arts, featuring integrated installations and two "pocket parks" that combine functional art with outdoor fitness and play zones.

Amenity Programming and Residential Design

The development’s main building will house a central clubhouse, a fitness center, a swimming pool, and a social lounge with a dedicated kitchen and gaming area. To maximize resident utility across the entire four-building site, the developers have distributed additional amenities throughout the secondary buildings, including a library, a specialized "micro-fitness" zone, and a dog washing station. This decentralized amenity strategy is intended to foster a sense of community and ease of access for all 365 residential units.
