Philadelphia’s Conversion Pipeline Breaks National Records
For the first time in history, the Philadelphia metro area has broken into the top 10 national rankings for office-to-apartment conversions. A recent survey by RentCafe indicates that the region now has 2,697 apartments in the process of adaptation—a staggering 119% increase over last year. This surge moved Philadelphia from 18th to 7th place nationally.
The trend is driven by a "perfect storm" of economic factors:
Deflated Office Values: Pandemic-era shifts in work culture have left many traditional office buildings underutilized.
Expiring Loans: Over $213 billion in office building loans are due to mature by the end of 2026. With many buildings losing significant value, owners face immense pressure to refinance or pivot to residential use.
Government Incentives: Local backed-incentives are helping developers mitigate the high costs of repurposing older structures, such as the recently completed project at 1701 Market Street by Alterra Property Group.
