Braun Enterprises, known for its expertise in repositioning well-located Texas assets, subdivided the building into four move-in-ready suites ranging from 2,402 SF to 3,270 SF. For larger tenants, the suites can be combined into a single 11,063 SF contiguous block. The overhaul included a modernized facade and the installation of Class-A finishes throughout, aimed at attracting creative firms and professional services seeking high visibility along the Montrose corridor.
Strategic Location and Market Positioning
By targeting the "boutique" office segment, Stream and Braun are leaning into a trend where small-to-mid-sized tenants are seeking "identity" buildings rather than massive downtown towers. Stream Vice President Adam Ross highlighted that the building offers a unique mix of upscale design and immersion in Houston’s cultural core. This "location-first" strategy is a hallmark of Braun Enterprises, which has redeveloped over 4 million square feet of commercial space since 1989, including the popular 53 West near The Galleria.
Tenant Profile and Leasing Dynamics
With Manhattan Construction Co. having vacated the premises in mid-2024 for a larger footprint on Bamboo Road, the building stood as a prime candidate for a "second life." The current leasing effort, led by Stream’s Parker Noble and Adam Ross, focuses on firms that value "amenity-rich" environments—not just within the building, but in the immediate surroundings. Montrose offers an abundance of walkable restaurants and coffee shops, which serves as a primary "off-site" amenity for tenants looking to bring employees back to the physical office.
