The Redevelopment of a Legacy Property
The development site, located at 25 Northeast 28th Street, currently houses a 700-square-foot, two-bedroom home that dates back nearly a century. Despite its small 1,700-square-foot footprint, the location holds immense sentimental value for the Pérez family. City records indicate that demolition of the original structure has already been approved to make way for the new 11,200-square-foot commercial building. The Ojeda family, who leads the Rilea Group, has emphasized their commitment to handling the project with care given the site's personal significance to "Mr. Worldwide."
Architectural Vision and Urban Integration
Designed by Deforma Studio, the proposed headquarters will feature 9,700 square feet of dedicated office space. The building's design leans heavily into Wynwood’s reputation as a walkable, transit-oriented district. Notably, the development team has requested a waiver of all required parking spaces, a move that aligns with the neighborhood's pedestrian-centric evolution. To achieve the eight-story height—three floors above the standard zoning allowance—the developers have committed to a cash contribution to the Wynwood public trust fund, securing a height bonus under local regulations.
Strategic Expansion into South Florida Real Estate
This headquarters project is the latest in a series of ambitious business moves by the Grammy-winning artist. Pitbull has increasingly diversified his portfolio beyond music, venturing into hospitality and education. Last year, he was involved in a high-profile deal where Miami commissioners transferred ownership of the historic Olympia Theater to a charter school co-founded by the rapper. His SLAM Academy (Sports Leadership Arts Management) intends to renovate the theater into a tech-focused innovation center, further cementing Pitbull’s role as a major stakeholder in Miami’s urban development.
