The Scale of the Lost Project

The PW Digital Gateway was a massive undertaking that sought to capitalize on the spillover demand from Loudoun County’s "Data Center Alley."

Acreage: 2,139 acres in Prince William County.

Development Footprint: Planned 22M SF across 34 buildings.

Power Capacity: A staggering 1.7 gigawatts, intended to support high-intensity AI and cloud computing workloads.

Investment: Developers Compass (backed by Brookfield and Ontario Teachers’ Pension Plan) and QTS (Blackstone-backed) had already invested tens of millions in rezoning and legal fees.
