The facility, located in the affluent La Cantera area, represents a significant investment in the city’s specialized real estate infrastructure. CAPCO General Contracting is leading the construction efforts for the 117,687-square-foot project. This development aligns with DXD’s broader strategy of targeting high-barrier-to-entry markets with strong demographic tailwinds, further solidified by the appointment of Extra Space Storage to manage daily operations—a firm that already oversees nearly 90 percent of DXD’s operating portfolio.

The new facility at 19130 Talavera Ridge is designed to meet the growing demand for premium, climate-controlled storage solutions. Spanning three stories, the project will deliver 87,425 net rentable square feet across 916 individual units, with an average unit size of 95 square feet. Beyond the climate-controlled environment, the site will feature three levels of ground-floor loading and a dedicated parking area. These specifications are tailored to both residential users from the nearby high-end multifamily developments and commercial tenants operating in the bustling Interstate 10 corridor.

Prime Connectivity to Military and Retail Hubs

The development’s location provides a distinct competitive advantage. Situated just off Interstate 10 and near Loop 1604, the site is one mile south of The Rim, recognized as one of the most-visited shopping destinations in Texas. Crucially, the facility is adjacent to Joint Base Camp Bullis, a massive 28,000-acre military training installation.
