Strategic Asset Alignment Targets Commercial Expansion

Denver International Airport has finalized a land deal with Republic Services to optimize its non-aviation real estate holdings. Under the terms of the agreement, the airport transferred 23.3 acres of undeveloped land in Adams County to Republic Services, the parent company of the nearby Tower Landfill. In exchange, the airport received 16.5 acres located at the northeast intersection of Tower Road and the future 80th Avenue. According to airport officials, the trade is a tactical maneuver to pull buildable land closer to the airport’s primary campus while offloading remote tracts that offered limited utility for aviation or commercial purposes.

Valuation and Fiscal Oversight of the Property Exchange

The land swap follows a rigorous appraisal process to ensure the exchange met federal and municipal standards for fair market value. Appraisals of the 16.5-acre Commerce City parcel indicate a valuation of approximately $2.1 million. According to DEN representatives, the deal was structured as a property-for-property swap, coordinated extensively between local governments and third-party appraisers. By securing land with direct frontage on Tower Road, the airport is acquiring an asset that is considered significantly more valuable for private development than the isolated 23.3-acre tract it relinquished.

Republic Services Gains Operational Buffer for Tower Landfill

While the airport gains development potential, Republic Services will utilize the newly acquired 23.3-acre parcel to bolster its existing operations. The tract sits immediately adjacent to the active Tower Landfill at 19260 E. 88th Ave in Commerce City. According to industry reports, folding this acreage into its contiguous footprint allows Republic Services to increase its operational buffer and secure long-term site stability. Earlier negotiations between the parties also addressed local access and right-of-way adjustments, ensuring that the landfill’s expanded boundaries do not interfere with regional transit plans.
