While traditional real estate revenue is tied to physical square footage, BXP is pioneering a frontier: the monetization of a building’s digital presence. On Tuesday, March 3, 2026, the REIT announced it had sold the exclusive "digital twin rights" for several of its marquee assets. This "meta-lease" grants the purchaser the exclusive right to display advertisements, virtual signage, and interactive digital content on the building's facade when viewed through AR glasses or smartphone applications.

The Prudential Center Pilot

The centerpiece of the deal is Boston’s Prudential Center. Under the terms of the agreement:

Digital Facades: The tech consortium can "rent" the exterior surface of the digital building to global brands for virtual billboards that are invisible to the naked eye but vibrant in the AR layer.

Spatial Gaming: The building’s geometry can be used as a primary setting for location-based digital gaming and social experiences.
