To facilitate this expansion, the fund sold four non-core assets for R625 million while simultaneously securing a 50% stake in KwaZulu-Natal’s Chatsworth Mall for R620 million. Financial Projections and Asset Performance Yields
The transfer of Botshabelo Mall is expected to be finalized by June 2026, with the asset already demonstrating strong financial fundamentals. Vukile reported an expected net operating income (NOI) yield of 8.5% and an identical cash-on-cash yield of 8.5% for the property. These figures align with the fund's broader South African operations, which are projected to achieve a like-for-like NOI growth of 10.1%. This growth is being driven by sustained high occupancy rates and operational efficiencies, including the implementation of solar photovoltaic systems and borehole water savings to reduce municipal dependency.
Infrastructure and Historical Development Context
The development of Botshabelo Mall began in 2015 with an initial investment of R320 million, led by STANLIB and Khora Investments. Since opening its doors in 2016, the mall has served as a critical economic anchor for the single largest township in the Free State, which houses a population of nearly 200,000 people. Prior to its construction, residents were forced to travel approximately 50 kilometers to Bloemfontein or Thaba ‘Nchu for formal retail services. The acquisition by Vukile follows a 2019 move by Liberty Two Degrees to consolidate ownership, highlighting the long-term institutional interest in the site.
