Financing and Architectural Partnerships

The development is backed by a partnership between TDC, Pinnacle Financial Partners—which provided the construction loan—and EBSCO Real Estate, serving as the sole equity partner. While specific financial terms were not disclosed, the capitalization enables the immediate start of the "Overlook" project. Dwell Design Studio has been appointed as the lead architect, tasked with designing a community that integrates seamlessly with the surrounding civic and retail infrastructure of the City Center.

Strategic Integration Into a Growing Civic Hub

Overlook is designed as a centerpiece for the Cumming City Center, a walkable 95-acre district situated roughly 40 miles north of downtown Atlanta. The district already features an amphitheater, retail shops, restaurants, and a new municipal building. By introducing high-density housing, TDC aims to transition the area from a destination-only retail hub into a 24-hour "live-work-play" environment. Residents will have direct access to existing green spaces and walking trails that define the suburban Atlanta community.

Amenity Suite and Modern Residential Features

The 301-unit development will offer a premium amenity package intended to attract professionals and families within the fast-growing Forsyth County corridor. Key features include a resort-style pool, social courtyards, and a sky lounge for panoramic views. Recognizing the shift toward hybrid work, the plans also incorporate micro-offices and coworking spaces. Additional lifestyle amenities such as a fitness center and a dedicated dog park are standard across the Class A design.
