Designed by KFA Architecture, the building utilizes a "layered appearance" to break up the massing of the five-story structure. According to architectural reviews, the design features a white plaster exterior skin contrasted against dark, recessed rectilinear glazed bays. This contemporary aesthetic is intended to make the single building appear as two distinct volumes, a move aimed at better integrating the project into the Lincoln Boulevard streetscape. A central, visible courtyard serves as a primary design feature, engineered to maximize natural light for the residential units and provide communal outdoor space in an increasingly dense urban environment.
Strategic Portfolio Acquisition and Development Pipeline
The 1650 Lincoln project is a key component of a major $150 million acquisition completed by Tishman Speyer in early 2022. The developer purchased a portfolio of eight entitled sites from WS Communities, signaling a massive bet on the long-term resilience of the Santa Monica real estate market. This site is progressing alongside several other Tishman Speyer developments in the immediate vicinity, including active construction projects at 1430 Lincoln Boulevard, 501 Broadway, and 711 Colorado Avenue. Collectively, these projects are expected to transform the downtown area into a high-density residential core supported by significant underground parking capacity, including the 206-car garage located beneath the 1650 Lincoln site.
