Strategic Refinancing and Portfolio Valuation
The $810.8 million loan represents a significant increase in per-unit valuation compared to Pretium's previous financing activities. This latest ABS note equates to approximately $363,432 per rental home, a notable jump from the $288,636 per unit secured in a $519 million deal with Wells Fargo earlier in 2025. This valuation increase reflects both the premium quality of the underlying assets—primarily developed by D.R. Horton between 2021 and 2024—and the stabilizing yields within the build-to-rent (BTR) sector.
Geographic Diversity and Market Exposure
The collateralized portfolio consists of homes averaging 1,717 square feet spread across 22 metropolitan areas. Based on a total appraised value of $814.9 million, the portfolio’s geographic concentration is strategically diversified across high-growth regions:
Top Markets: Colorado Springs (10.7%), Phoenix (8.1%), and Asheville, N.C. (7.9%).
State Exposure: Florida leads with 31.2%, followed by South Carolina (12.1%) and North Carolina (11.2%).
