The portfolio comprises 340 units across two distinct suburban markets. Green Tree, located in Chesapeake, Virginia, is a 208-unit garden-style community featuring one- and two-bedroom layouts. Emerald Lake, situated approximately 40 miles south in Elizabeth City, North Carolina, offers 132 larger three-bedroom units. At the time of the sale, the portfolio maintained a high 98 percent occupancy rate. Newbrook intends to capitalize on this stability by implementing a value-add program targeting interior renovations for approximately 70 percent of the units, most of which still feature original 1990s finishes.

The investment decision was heavily influenced by the resilient economic base of the Norfolk region, which is anchored by the defense, healthcare, and logistics sectors. Newbrook Capital’s leadership conducted extensive due diligence on the local employment outlook, particularly focusing on long-term military contracts and a multi-year backlog in the defense industry. The firm noted significant hiring and double-digit wage increases in these sectors, which are expected to serve as a catalyst for sustained housing demand and income growth across the Hampton Roads region.
