Shift Apartments is a modern, Class A residential complex that originally came online in 2018. The property features a unique architectural layout, consisting of a 21-story high-rise tower paired with a five-story building. Together, these structures house 368 luxury residences, ranging from efficient studios to spacious two-bedroom apartments. The community also includes significant commercial utility, boasting 18,840 square feet of ground-floor retail space, integrating the residential tower into the active streetscape of the East Village.

The acquisition is supported by a history of strong investment in the site. Initial construction began in 2016 with a total investment estimated at $120 million, backed by a $93.7 million loan from JPMorgan Chase. For this latest transaction, JLL Managing Directors Annie Rice and Brandon Smith orchestrated the financing. The asset’s performance remains robust; as of late 2025, occupancy levels were reported at approximately 90 percent. With average asking rents hovering around $3,031, the property represents a high-yield core-plus investment for the MG-Canyon joint venture.
