The Foreclosure and Ownership Transition
Machine Investment Group, led by co founder Eric Rosenthal, took control of the property in June 2025 through a foreclosure process that valued the asset at $181.9 million. The transition came after the original developer, China-based Z&L Properties, defaulted on a staggering $330 million construction loan in late 2024. Z&L's involvement in the project was plagued by severe controversies, ranging from construction defects and lawsuits to allegations of inhumane worker conditions and a workplace fatality.
The previous ownership also struggled with a confusing market strategy, alternating between for-sale condos and rental units, which left the project in a state of commercial limbo. Machine Investment’s takeover represents a total reset for the development, with a clear focus on a unified for-sale model managed by Centurion Real Estate Partners. The new owners are prioritizing transparency and physical upgrades to shed the project's troubled legacy and restore investor confidence.
A $30 Million Repositioning Strategy
To prepare the towers for the 2026 market, Machine Investment is injecting $30 million into capital improvements. A significant portion of this budget—approximately $6 million—is dedicated to premium amenities designed to compete with luxury single family homes. The renovation work, scheduled to begin this month, includes a complete overhaul of the lobby areas, modernized pool decks, and upgraded resident lounges.
The project consists of two distinct structures: a 20 story tower housing 303 units and a 22 story tower with 337 units. By investing heavily in the "lifestyle" aspect of the buildings, the developers aim to pivot the property from a symbol of downtown decay into a high-end urban community. This physical transformation is essential for attracting buyers who may have been wary of the project's prior reputation.
