Expansion of Knightvest’s Second Value-Add Fund
Knightvest Capital continues its aggressive expansion into the Houston multifamily market with the acquisition of Gables Post Oak. Immediately following the close, the firm rebranded the 316-unit community as Hollings Post Oak. This transaction represents the 17th deal executed through Knightvest’s second investment vehicle, which specifically targets high-potential assets in need of repositioning. Since the fund’s inception in mid-2024, the firm has focused on acquiring modern vintage properties (post-2010) where strategic capital improvements can drive significant rent premiums.
Strategic Renovation and Asset Repositioning
The 8-story building, originally designed by KTGY | GDA Architects and opened in 2013, is a prime candidate for Knightvest’s signature value-add playbook. The firm has announced plans for a comprehensive renovation program that includes:
Common Area Upgrades: Modernization of the leasing office, fitness center, and resident lounges.
Interior Enhancements: A majority of the individual residences will undergo upgrades to finishes and fixtures.
