Large Scale Delivery of Reserved Housing

The completion of Ulana Ward Village marks the largest single delivery of reserved housing on the island of Oahu under the Hawaii Community Development Authority (HCDA) program. All 697 units were presold to Hawaii residents earning between 100% and 140% of the Area Median Income. This strategic focus targets a specific segment of the workforce that does not qualify for subsidized low income housing but remains priced out of the traditional luxury market in Hawaii.

Architectural Integration and Local Design

The tower was designed by lead architect AHL with interior styling provided by InForm Design Inc. The name "Ulana," which translates to "weave" or "braid" in Hawaiian, reflects the project's intent to blend residential living with the surrounding community infrastructure. To emphasize local identity, the building features curated artwork from Hawaii based artists and includes floorplans ranging from 289 square foot studios to 1,000 square foot three bedroom residences.

Connectivity and Shared Community Amenities

Located at 828 Auahi Street, the tower is physically and socially connected to the 26,000 square foot Ka Lai o Kukuluāe‘o Park. This green space, which opened in September, provides a communal anchor with interactive play structures and 6,000 square feet of ground floor retail. Residential amenities within the tower itself cater to an active lifestyle, featuring surfboard storage, a fitness center, dog parks, and dedicated coworking spaces to accommodate modern remote work trends.
