Strategic Partnership and Portfolio Expansion
The development of Hornet Place represents a collaborative effort between global real estate leader Greystar, the university-affiliated University Enterprises Inc., and JLC Infrastructure. For Greystar—which manages over 1 million rental units and student beds worldwide—this project marks its second student-focused asset in the Sacramento market. The firm already operates Hornet Commons, a 980-bed community that opened in 2021, located within walking distance of the new site. This proximity allows for operational efficiencies and a dominant management presence near the CSUS campus.
Project Timeline and Unit Composition
Located at 7700 College Town Drive, the four-story mid-rise will occupy a strategic site adjacent to Hornet Stadium and Highway 50. Construction is slated for a fast-track delivery, with leasing scheduled to commence in August 2026 and final completion expected in April 2027. Upon delivery, the community will offer:
Capacity: 101 units totaling 352 beds.
Floorplans: A mix of one-, two-, and four-bedroom layouts, including specialized double-occupancy options.
