The development of Brickyard Apartments marks a strategic partnership between Confluence Companies and Origin Investments, the latter participating through its IncomePlus Fund. This vehicle currently oversees a robust multifamily equity portfolio exceeding 7,300 units across 33 properties. The project is situated at 401 Prairie Hawk Drive on the site of the former Acme Brickworks plant, which ceased operations in 2019. In a nod to the site’s heritage, the developers plan to repurpose original Acme bricks within the new master plan, blending industrial history with modern residential design.
Phased Delivery and Unit Composition
Construction is slated to progress in two distinct stages to ensure steady market absorption. The initial phase of the multifamily project is scheduled for completion in the summer of 2027, followed by the delivery of phase two in the spring of 2028. Upon completion, the community will offer a diverse mix of 298 units, ranging from 36 efficient studios to 15 expansive three-bedroom residences, alongside 149 one-bedroom and 98 two-bedroom apartments. Additionally, the development will integrate over 38,000 square feet of commercial condominium space, fostering a live-work-play environment.
Upscale Amenities and Wellness Integration
The Brickyard Apartments are designed to compete at the top of the market with a heavy emphasis on luxury wellness and social amenities. Residents will have access to a rooftop swimming pool equipped with a hot tub, a lounge sauna, and a cold plunge pool—reflecting current high-end "biophilic" and recovery-focused design trends. Interior facilities include a state-of-the-art fitness center, a golf simulator, and a private social lounge with a full kitchen. Outdoor features are equally comprehensive, boasting a dog spa, green-space courtyards, and a dedicated terrace area for grilling and social gatherings.
