Acquisition Financing and Deal Structure
The purchase was executed through an approximately $112.3 million agreement originally entered into in late 2025. To finance the transaction, Comstock secured a Freddie Mac loan arranged by NewPoint Real Estate Capital. This new debt structure replaces a legacy $72 million Fannie Mae loan from 2016 that had previously retired the property's original construction financing.

Built in 2015, The Reed is a "commuter-first" development located at 15955 Frederick Road. Its primary competitive advantage is its immediate proximity to the Shady Grove Metro Station, the northern terminus of the Washington Metro's Red Line.
Unit Features: One- to three-bedroom layouts featuring stainless steel appliances, hardwood flooring, and in-unit laundry.
Community Highlights: A resort-style swimming pool, a comprehensive fitness center including yoga and boxing studios, coworking spaces, and a parking garage.
