Project Details and Financing
The development will be located on a 1.5-acre site at 614 and 720 NE 27th St., positioned within a three-minute walk of the Missoni Baia luxury condo tower. To kickstart the project, the joint venture secured a $42 million loan from MSD Partners LP, the family office of Michael Dell. Construction is slated to begin by next year, adding significant density to the rapidly evolving Edgewater skyline.
Strategic Shift and Partnership Background
Cain CEO Jonathan Goldstein emphasized the firm's long-standing confidence in the South Florida market, citing a decade of investment in the region. For Kushner, led by CEO Laurent Morali and Nicole Kushner Meyer, the project extends a momentum built through previous successful developments in Edgewater and Wynwood. This new alliance comes as Cain's previous primary partnership with OKO Group undergoes changes; while the two firms successfully delivered high-profile projects like 830 Brickell and Una Residences, recent reports indicate they have dissolved their partnership on certain land holdings, including the current Edgewater site.
Ownership Structure and Land Acquisition
Though Cain announced ownership of the development site, property records list the owner as 720 NE Street Propco LLC, an entity tied to OKO Group CFO Francis Scola. A spokesperson for Cain clarified that while the original partnership for the site has been dissolved, OKO Group still retains a portion of the ownership. The site was originally purchased in 2016 for $54 million.
