The two new communities target high demand suburban corridors surrounding the Metroplex's core. Tricon Garland, located 15 miles east of downtown Dallas, features 101 townhomes with spacious three and four bedroom layouts. Meanwhile, Tricon Saginaw offers 166 detached homes situated 10 miles northwest of downtown Fort Worth. Both projects were developed in collaboration with homebuilder HHS Residential, reflecting a strategic partnership aimed at delivering high quality residential products that meet the specific needs of modern families in fast growing North Texas markets.
Financing Architecture and Institutional Backing
Blackstone’s commitment of nearly $100 million was supported by sophisticated debt structures, including a $75 million line of credit from Western Alliance Bank utilized for the Garland site. The Saginaw development was supported by a $40.9 million construction loan, which is cross collateralized with Tricon’s Willow Creek property in Tomball. This institutional financial backing allows Tricon to scale its "built for rent" model efficiently, providing a level of capital stability that is often unavailable to smaller, fragmented rental operators in the current high interest rate environment of 2026.
Residential Features Tailored for Family Living
Tricon’s research suggests that three and four bedroom configurations with attached two car garages and private backyards are the most sought after features for BTR tenants. Both the Garland and Saginaw properties were designed with these preferences at the forefront. Homes range from approximately 1,460 to over 2,000 square feet and are equipped with integrated smart home technology. By offering features typically found in for sale homes but rarely in traditional apartments, Tricon is positioning these assets to capture "discretionary renters" who prioritize space and privacy.
