Renovating an office in the Bay Area requires a significantly higher capital stack than in other major hubs. Cushman & Wakefield attributes this to several regional factors:
Specialized Labor: High trade union wages and a shortage of skilled contractors.
Energy Regulation: California’s strict environmental and energy efficiency mandates require more expensive materials and systems.
Systems Spikes: Electrical work is the largest single expense, accounting for 24% of total costs (approx. $58/SF in SF). Mechanical, plumbing, and fire suppression follow closely at $53/SF.
