Strategic Retail Expansion In A Growing Coastal Hub
Ancora Property has unveiled plans for the Mikeva Link shopping mall in Mossel Bay, a development aimed at capitalizing on the town’s transition from a holiday destination to a high-demand primary residential hub. The project involves the demolition of the existing, fire-damaged Mikeva Hyper to make way for a modern complex with a Gross Lettable Area of 13,000 square metres. This expansion adds 4,600 square metres of fresh retail space to the site, reflecting the increasing needs of a community that has become a prominent semigration hotspot. The developer intends for the mall to redefine the local shopping experience by blending traditional retail values with a diverse, modern product mix.
Prime Location Along The Garden Route Economic Corridor
The mall is strategically positioned along the R102, also known as Louis Fourie Road, which serves as a vital corridor connecting the Mossel Bay town centre to the expanding suburbs of Voorbaai and Diaz Beach. This location offers exceptional visibility, with approximately 450,000 vehicles passing the site every month. Access to the facility will be facilitated via Mossel Street, ensuring high convenience for both local residents and transit shoppers. By centering the development on this prominent arterial route, Ancora Property aims to capture the significant foot traffic generated by the 73,816 people residing in the surrounding 21,879 households.
A Diverse Anchor Tenant Mix For Everyday Essentials
Mikeva Link has already secured a range of high-profile national and international tenants to anchor its commercial offering. Most notably, the mall will feature a Walmart and a Shoprite, alongside a Shoprite Liquor Shop and Roots Butchery. The inclusion of Power Fashion further diversifies the retail mix, catering to the evolving needs of a discerning clientele. For retailers, this selection represents a strong connection to a diverse customer base, while for shoppers, it provides a one-stop destination for lifestyle services, clothing, and everyday household essentials.
