Industry experts noted that Amazon’s current behavior is a marked departure from the pandemic-era rush (2019–2021), during which the company added a staggering 453 million square feet to its global footprint. After retreating in 2023 to correct for overcapacity, the retailer is now seeking specific, high-specification facilities.
According to Price Muir, founder of WPM Commercial, Amazon's requirements have evolved:
Automation Ready: Facilities must feature taller ceiling heights to accommodate sophisticated robotics.
Power Demands: New sites require significantly more electrical capacity than traditional warehouses to run automated sorting and distribution systems.
Modernity: The company is bypassing older stock in favor of "best-in-class" modern industrial assets.
