Project Scope and Residential Breakdown
The proposed 440,000-square-foot tower is designed to address a critical gap in the Atlanta housing market by providing high-density, income-restricted units. According to the recently filed permits, the project will deliver a total of 430 apartment units, categorized as follows:
Senior Housing: 220+ units dedicated to independent living for seniors.
Workforce Housing: 197 units set aside for teachers and city employees.
Income Restrictions: 23 units are reserved for households earning no more than 80% of the Area Median Income (AMI), while the remaining workforce units are capped at 120% of the AMI.
The development will replace an existing parking garage and will include ground-floor retail space, aimed at enhancing the street-level vibrancy of the historic neighborhood.
