The Demolition and Site Preparation

On April 13, 2026, WRS commenced the demolition of the Lakeforest Mall, marking the end of the 48-year-old structure and the beginning of one of Montgomery County's most ambitious redevelopments. The 102-acre site, which WRS fully consolidated in 2022 after acquiring the main mall and four adjacent anchor parcels, is being cleared to support a high-density, pedestrian-oriented layout. The project received final municipal approval in September 2024, clearing the path for a multi-year construction phase intended to revitalize the Gaithersburg core.

Residential and Retail Programming

The redevelopment is anchored by a significant residential component totaling 1,600 units. The housing mix is split nearly evenly between 850 rentals and 750 for-sale properties, including townhomes, duplexes, and condominiums. Notable partnerships include NVR, which will handle 600 of the for-sale units, and Potomac Housing Development, tasked with delivering 250 workforce rental units. On the retail front, WRS is planning 470,000 square feet of commercial space, having already secured preleases with major anchors including Home Depot, Sprouts Farmers Market, and Landmark Theatres.

Strategic Pivot in Life Sciences

While original 2024 filings suggested the inclusion of 750,000 square feet of life sciences space—encompassing labs and manufacturing—WRS confirmed that these plans are currently being reevaluated. Citing a "softening in the life sciences sector," the developer is exploring alternative uses for that portion of the acreage to ensure the project remains aligned with current market demand. However, life sciences remains a potential future phase should the regional market for lab space rebound during the project's long-term build-out.
